Appraisal Management
SIR Appraisal Management Division features compliance technology and Appraisal Expertise to guide you into compliance. Choose between our full service Appraisal Management or Technology Only. With either option, you choose your own panel of trusted appraisers and our technology leads you through the appraisal order process. Full Service also provides quality control reviews and assistance on dispute resolution.
Automated Valuation Models (AVM’S)
A Cost Effective alternative to traditional appraisals. AVM's as they are commonly called are statistically based computer programs that use real estate information such as comparable sales, property characteristics, tax assessments and price trends to provide an estimate of value for a speciific property. Steering from the traditional appraisal, lenders benefit from the speed of delivery, reduced costs, consistency and objectivity. SIR features a cascade of AVM options to choose from. AVM reports are commonly used for second mortgages, equity products, quality control applications, portfolio management and marketing efforts.
Broker Price Opinion Reports (BPO'S)
SIR offers a host of BPO Report options which can be purchased for a variety of reasons to include: Origination Valuations, Servicing, Loan Sale Due Diligence, Loss Mitigation or REO Management. Broker Price Opinion Reports are prepared by local real estate professionals and are a reliable accurate opinion of a properties value and what it would actually sell for in it's current market. SIR offers 4 report options:
- Level 1 Alternative Valuation Exterior (AVE) - This report combines information from a drive by exterior examination, external data sources, previous sale
data, property assessment data and recent comparable sales. This Condensed Property Evaluation uses (1) one comparable sale. This is an exterior
only, it does not include inspection of the interior or photographs. - Level 2 Alternative Valuation Exterior 3 (AVE3) - This report combines information from a drive by exterior examination, external data sources, previous sale
data, property assessment data and recent comparable sales data. This condensed Property Evaluation utillizes (3) comparable sales. This is an
exterior only, it does not include inspection of the interior or photographs. - Level 3 Broker Price Opinion (Exterior) - This report combines information from a drive by exterior examination, external data sources, previous sale data,
property assessment data, recent comparable sales (3) and current neighborhood listings as well as photographs of the subject property. This isan exterior only, it does not include inspection of the interior. - Level 4 Broker Price Opinion (Interior) - This report includes an interior and exterior inspection of the property. It combines information also from external sources, previous sale data, property assessment and recent comparable sales. (3) It may also reference other relevant market data. Photgraphs are
optional.
Photo and Condition Report
This report features a photograph of subject property and a series of questions designed to ensure property is in typical condition for the neighborhood. It also verifies whether property is listed for sale.
